Costa Kontoulis

Geographic Focus: Texas, Mountain States & Mid-Atlantic

Costa Kontoulis serves as a Managing Director at Affinius Capital, where he is responsible for the origination and deployment of capital across the firm’s credit investment strategies. In this role, he oversees the sourcing, negotiation, and structuring of loan transactions across a broad range of credit investment opportunities.

Prior to joining Affinius Capital in 2025, Costa spent eleven years at Goldman Sachs, most recently serving as Executive Director and Head of Southern Region Origination. He led the firm’s SASB, conduit, and balance sheet lending origination efforts in the region. His responsibilities included originating and distributing mortgage and mezzanine loans, credit securities, and risk-retention bonds supporting both securitized and balance sheet financings. Prior to Goldman Sachs, Costa spent three years at Cantor Fitzgerald, where he originated CMBS transactions throughout the United States.

Costa earned a Bachelor of Business Administration from the Cox School of Business at Southern Methodist University (SMU) where he currently serves on the Board of the Folsom Institute for Real Estate.
