The Gainesville Crossing Data Center Campus (“GCDC Campus”, “GCDC”, or the “Project”) is a 130-acre development that is programmed to contain five (5) data centers totaling 306 MW of power capacity and a dedicated on-site substation at full build-out. The GCDC Campus is located north of I-66 in Gainesville, adjacent to the northern boundary of the city of Manassas. Building 1 commenced development activities in 2021 and is scheduled to deliver the first data hall in August 2023 with construction completion in Q4 2024.

Corscale has assembled a team of industry professionals who bring decades of experience designing, building, and operating sustainable, high-density data centers for some of the largest and most sophisticated hyperscale operators and enterprises.
Heffelfinger Structural Engineering, LLC is a structural engineering consulting firm specializing in building structures for the mission critical industry.
Corgan is an architecture and engineering firm with over 20 years and 200 successful projects across the U.S.
Projects Highlights
The Project is located in Northern Virginia, north of I-66 in Gainesville, adjacent to the northern boundary of the city of Manassas and approximately 20 miles southwest of Ashburn, which is the epicenter of the Northern Virginia data center market, and widely renowned as the most important hub for internet traffic and network infrastructure in the world.

The GCDC Campus features a multi-layer security design to protect your company’s data and infrastructure from internal and external threats, including:
24x7x365 staffed security operations center
Extensive camera coverage with 90-day video retention
K-rated fence and crash barriers
Two-factor authentication to all critical areas.

The Northern Virginia region is devoid of natural disasters and has a mild climate, which provides an ideal environment in which to house mission-critical IT infrastructure. The location is within a low-latency distance from both New York and Richmond, the two main subsea cable landing stations serving the MAREA subsea cable and provides a strategic, cost-effective market from which to serve the east coast of the US and link to Europe. Further, with an international airport (Dulles) located in the center of Loudoun County, the area is easily accessible from most regions.
Gainesville Crossing is in discussions with several Investment grade, hyperscale tenants who are evaluating space needs across the campus.
Status
GCDC Building 1 has an anticipated core/shell construction completion by June 2023, with the earliest data hall Ready for Service (“RFS”) date in August 2023.
GCDC Building 2 can begin vertical construction as early as September 2023.
