Ace Hardware BTS is a 1,033,180 SF Class A, cross-dock, Build-to-Suit (“BTS”) distribution warehouse for Ace Hardware. The Site is located in Visalia, CA in the heart of the Central Valley, offering immediate access to State Highway 99 along with access to Interstate 5 allowing Ace Hardware to reach consumers as far south as San Diego and as far north as Sacramento within a single days’ drive. The Project commenced construction in late October 2021 and achieved substantial completion in November 2022 with Ace taking control of the building immediately following.

Premier location with access to State Highway 99, State Highway 158, Interstate 5, and approximately forty-one (41) and forty-seven (47) miles from the Burlington Northern Santa Fe (“BNSF”) and Union Pacific (“UP”) intermodal facilities, respectively.
A highly-functional design, including Class A specifications such as tilt-wall panels, 40’ Clear Height, ESFR Sprinkler System, along with the ability to expand an additional 356,160 SF.
Opportunity to acquire an additional +/- 31.94-acre parcel in conjunction with the Ace Hardware land with the ability to develop a +/- 529,872 SF facility with a virtually $0 land basis.
Industrial within the Central Valley has seen a great uptick recently given accessibility to Interstate 5 and continues to be a very sought-after location for investors and tenants.
The implementation of Solar Panels on the roof of the building are being installed to help power the building.
Status
The Project was developed as a partnership with Seefried Industrial Properties serving as the Development Manager and is still currently held within the portfolio.
