In 2023, Mountpark Logistics EU S.a.r.l., a joint venture between Affinius Capital Holdco B.V. and Mountpark Finco S.a.r.l., delivered Chartres 2 as part of a three-unit logistics development in Chartres, France.

Projects Highlights

Chartres 2 is a Grade A, single tenant facility fully leased to Mattel Europa B.V., the world’s second largest toy manufacturer, under a nine year lease.

The asset is located in Illiers-Combray, France, within a recently developed logistics park that directly fronts the A11 motorway, an essential transport corridor connecting Paris, Nantes, and Angers and benefits from access to a densely populated regional labor pool.

The facility comprises 383,012 SF (35,583 SM) of built area, including 367,910 SF (34,180 SM) of warehouse space, 8,934 SF (830 SM) of offices, and dedicated technical and charging zones. Chartres 2 features institutional grade specifications such as 11.5-meter clear height, 5kN/SM floor load capacity, and a dock ratio of 1 per 949 SM. Chartres 2 credentials include BREEAM Excellent and BiodiverCity certifications. The roof hosts two photovoltaic power plants covering 50% of the surface.
