Kincora (the “Project”) is a 20.3-acre development containing one two-story 480,000 SF building with 80 MW of critical power capacity. The Project is situated in “Data Center Alley”, which is widely renowned as the most important hub for internet traffic and network infrastructure in the world.

Corscale Data Centers is focused on delivering sustainability at scale. Corscale has assembled a team of industry professionals who bring decades of experience designing, building, and operating sustainable, high-density data centers for some of the largest and most sophisticated hyperscale operators and enterprises.

Architecture services for the project will be managed by Gensler. Gensler, a worldwide industry leader, is a global architecture, design, and planning firm with 57 locations across the Americas, Europe, Asia, Australia, and the Middle East.

Black & Veach is focused on Mechanical and Engineering for the Project. Black & Veatch is a global engineering, procurement, consulting, and construction company with extensive experience designing data centers and mission critical facilities.

Civil engineering services will be provided by Kimley Horn. Kimley Horn is one of the nation’s premier engineering, planning, and design consulting firms.

Projects Highlights

The Project is located in Northern Virginia, west of VA-28 in Sterling and approximately 3 miles east of Ashburn, which is the epicenter of the Northern Virginia data center market.

• Northern Virginia has a population of over 2.5MM and is one of the fastest growing and most diverse communities in the United States.

The Northern Virginia region is devoid of natural disasters and has a mild climate, which provides an ideal environment in which to house mission-critical IT infrastructure. The location is within a low-latency distance from both New York and Richmond, the two main subsea cable landing stations serving the MAREA subsea cable and provides a strategic, cost-effective market from which to serve the east coast of the US and link to Europe. Further, with an international airport (Dulles) located in the center of Loudoun County, the area is easily accessible from most regions.

Leasing discussions are currently underway with several Investment grade, hyperscale tenants who are evaluating capacity needs.

Status

Vertical construction is anticipated to begin in Q4 2026 with projected construction completion occurring in Q4 2028.
